    2. About us  :
    With degrees in the building trade and a strong passion for architecture and restoration, Nathalie et Antoine Réguis created the Your Provence agency in January 2001. Your Provence is located in Goult "The hidden village" in the heart of the Luberon centred in the golden triangle of Gordes - Ménerbes - Bonnieux. The agency has a mostly foreign clientele (buyers as well as sellers).


    Antoine
    has a degree is Civil Engineering with a major in energy economics and renewable energies (bac+5 with a DEA from the INSA of Lyon) as well as in Business Management (DESS at the IAE in Aix en Provence). These diplomas allow him to act as a certified estate agent. He manages sales, evaluates and maintains relationships with local and international partners.

     

    Nathalie, Franco/British (her Scottish father lives in Goult and her mother is a native of Goult) also has a diploma in civil engineering with a major in building physics (bac+5 with a DEA from the INSA of Lyon). After teaching for a short period she has gone back to school to focus on her main passion, interior design and construction, by taking classes at the KLC School of Design in London. She coordinates all of the seasonal rentals. Now she is successfully developing the« Mise en valeur immobilière » or « Property highlighting » for individuals and free-lance professionals. She continues to take on those interior design projects that appeal to her.

    3. Appraisal :

    We can assess the value of your property (free for a verbal appraisal / or from 150€ net for a written appraisal). Our appraisals are known for their quality and supported by their accuracy when compared to the final sales price.

    We have a “waiting list” of clients who will be first notified of the sale of your property. This allows us to carry out sales in a confidential manner. We use the best publicity means available through the national and foreign press, our well-referenced website, and a network of international partners guaranteeing an excellent promotion of you property.

    9. Agency fee :

    Agency fee are always included in the offered price. They are always payable by the seller (unless otherwise specified by the buyer).
    It varies from 2.5% to 6% of the sales price (depending on the property and/or type of sales contract). Our fee is the lowest in the business.

    10. Main steps to buying a property (This information is not-contractual)


    - The first step is the signing of the provisional sales agreement. At this stage all the conditions of the sale are officially put in writing: price, furniture, deadlines, special conditions (credit, building permit, etc.). The buyer puts down a deposit (an amount less than or equal to 10%). After signing the agreement the seller can no longer sell to anyone else. The buyer has a period of 7 days after signing the agreement to retract (there is no period to retract when buying a land, a business, or for real estate professional buyers).
    - The allotted time between the agreement and the actual sale is usually 2 to 3 months. This period can be extended to 8 or 9 months when a building permit is stipulated in the suspensive conditions (in the case of building land, for example).
    - When all the required administrative documents are obtained the buyer pays the remaining balance, the sales contract is signed and the keys are handed over to the buyer all in the presence of a notary.

    • We are present and available all year long. We can intervene to solve any rental related problems. We accompany all renters when they arrive at their house and when they leave.
